Liz is the best realtor I have ever worked with, bar none. This is my eighth real estate transaction, second in Virginia – both with Liz – and I only wish Liz was licensed in every state I’m buying/selling in. Liz is incredibly knowledgeable and responsive; she thinks 10 steps ahead and alerts you to possible issues so you can take action and save time in a very competitive market. For example, Liz noticed that a property was advertised as 4 bedroom, but the county records only listed it as 3 bedroom. She immediately started digging into the permit records and alerted me. Due to Liz’ due diligence, we were able to have the seller complete a permit for the 4th bedroom as a condition of the sale. Her acumen doesn’t stop there… not only did we secure the property for less than asking and closing on record time to meet 1031 exchange deadlines, Liz immediately puts it on the market for rental and helped us receive more than asking price. In another instance, Liz’ research unveiled a major T-bar installation. State of Virginia does not require a seller to disclose issues if they have been rectified. However, due to that discovery, which involved a foundation issue, we were able to make an informed decision. Being a realtor requires more than a knowledge of the market, Liz has an uncanny ability to listen to her clients and decipher their wishes and needs through the stress-induced communication that comes with buying a house. More than once, Liz talked me through offers that ultimately led me to withdraw the offers. Liz does not push for a sale, she truly loves her profession and wants to help her clients achieve their best outcome. I cannot sing Liz’ praises enough, whether you buy, sell, or rent – you won’t regret going with Liz— Sandy Switzer
